Fisher Island General Information
Situated just south of Miami Beach, Fisher Island, FL, is its own island (less a tiny portion of the northern shore which is technically still Miami Beach). As far as affluent places in south Florida are concerned, you would be hard pressed to ever find anything that beat out Fisher Island. In fact, during the last census of the United States in 2010, Fisher Island was found to have the highest per-capita income in the country. As you might imagine, this level of localized wealth has directly translated to the area being a beautiful resort-like area that boasts some of the best dining through South Florida. Similarly, Fisher Island also has especially high-end shopping with both name-brands and boutique custom shops available.
Interestingly, though, Fisher Island isn’t actually an official town even though they have tried to incorporate as recently as the mid-2000s. Nonetheless, town or not, the island has found a way to remain extremely exclusive while letting a handful of visitors make their way there by ferry. And that’s kind of the thing, the only way to get on and off the island is to catch a ferry or take a personal boat.
With this extreme level of exclusivity and the privacy that it affords, the average home price on Fisher Island is anything but average, nor consistent. At any given time, a home can go up for sale for dozens of millions of dollars that completely skews the island’s average home price. Keeping in line with everything else discussed thus far, the homes for sale on Fisher Island that are on the lower spectrum of costs are still usually around $1,000,000.
